        REDEVELOPMENT AND LETTING


        4-5 Lochside Avenue is a speculative redevelopment and
        refurbishment project.
        The building was the only all electric newly completed
        development in Edinburgh at that time and features a host
        of sustainability and well-being enhancements. Rather
        than demolish the existing building, we took the decision
        to comprehensively remodel, redevelop and refurbish the
        building, thus supporting a ‘RetroFirst’ approach.
        The 43,000 sq ft pavilion-style building offers open-plan
        Grade A office accommodation, ranging from 14,000 to
        43,000 sq ft, configured over three floors.
        It is one of the most sustainable buildings in Edinburgh Park
        with an EPC rating of ‘A+’. There has been strong occupier
        demand for the space due to the high specification, strong
        environmental credentials and excellent connectivity.
