ACQUISITION AND REFURBISHMENT

This was a strategic ‘off-market’ acquisition of one of
Scotland’s most prominent industrial and warehouse
buildings on a six-acre site within Bellshill Industrial
Estate, part of Central Scotland’s established logistics and
manufacturing “Golden Triangle” hub.
The detached building extends to 143,700 sq ft, together
with a fully sprinklered mezzanine floor of approximately
85,000 sq ft and approximately 3,900 sq ft of office
accommodation. It provides a clear internal height ranging
from 8.5 to 10 metres and includes five dock-loading bays
and four ground-level loading doors.
We will undertake a multi-million-pound refurbishment
programme designed to reposition the property to modern
occupier standards. Works will include a comprehensive
upgrade of the external walls, roof and cladding,
improvements to external concrete yards and surfacing, full
internal redecoration and the refurbishment of office and
welfare facilities. Completion is anticipated for October
2026.
